Comparative Market Analysis

A home valuation or Comparative Market Analysis (CMA) is an examination of prices at which similar properties in the same area recently sold. Realtors® perform these analyses for their clients to help them determine a price to list when selling a home or a price to offer when buying a home.

 

Realtors® create CMAs by looking at comparable homes, which are recently sold and that are similar to your own home (or, if you’re a home buyer, the one you want to make an offer on).

 

The key of a CMA is to get to an apples to apples comparison. For instance, if your home has three bedrooms, two and 1/2 baths, and is around 2,500 square feet, and your neighbor’s home has the same number of bedrooms, baths and approximately the same square footage, and it sold two weeks ago for $300,000; chances are, your home is worth about the same price. Comparable homes should be in the same or similar neighborhood, have the same number of bedrooms, baths, features, upgrades and similar square footage.

Before you decide to Buy a home, you should first define your personal and financial goals. Think about things like, what you want in a home (such as features, i.e. pool, lanai, fenced yard). 

 

You should also take into consideration the location of the home (i.e. neighborhood). What will your commute be if you are still working?  How close are healthcare facilities, grocery stores and if you have children, schools?  Consider how much of a down payment you want to make and how long it will take you to save that amount of money.  If you are a first-time buyer, does buying a home make sense financially and are you ready for the responsibility of maintaining a home?

There are a lot of things to consider when buying a home whether you are relocating or it’s your first.  The best thing to do is prepare!  Make a list of pros and cons, must haves and like to haves. The more prepared you are when you begin looking for your new home, the better.
